Ventilation is sized for occupancy, not for looks: in a city with roughly 80 percent ambient humidity, a commercial hot room that cannot dry out between shifts grows mold on a schedule. The vapour barrier and the air gap behind the lining follow the same rules as our home builds, only with less forgiveness, because the room spends far more hours wet.
Finally, honesty about time: a commercial sauna takes 4–8 weeks of construction, plus 1–2 weeks for materials arriving via Belawan port. Anyone promising a spa suite in a fortnight is planning to skip the parts you cannot see.

Power, wiring and the survey we insist on
A commercial dry sauna heater draws 6–9 kW; steam generators sit in the same class. Each unit gets a dedicated circuit in heat-resistant SiHF cable, its own breaker and an ELCB — non-negotiable in rooms where people sit barefoot and sweating. Most commercial buildings carry more electrical headroom than houses, but we still open the panel during the free survey rather than assume; where capacity falls short, the same PLN logic applies as in homes — a 6–9 kW heater wants a 7,700–11,000 VA class supply behind it, the upgrade is billed at PLN tariffs, and we prepare the paperwork with you.

Sauna plus steam room: the pairing spas ask for
A dry sauna runs at 70–90°C with 10–20 percent humidity; a steam room at 40–45°C with humidity near 100 percent. They feel completely different, and a wellness floor that offers both serves nearly every guest. Building them together is also simply cheaper: steam room construction shares waterproofing crews, plant space and electrical planning with the sauna build, and one combined project beats two sequential ones. If the wellness floor is part of a larger refresh, we coordinate with your fit-out contractor rather than around them.
