The story is usually the same. The sauna was built years ago — during a house renovation, by a general contractor, sometimes by an enthusiastic previous owner — and for a while it was wonderful. Then the heater started struggling, or a corner went dark with mold, or the benches turned grey and splintery, and the room slowly became storage with nice lighting. The owner’s question, when it finally arrives in our WhatsApp, is always some version of: is this fixable, or do we rip it out?
Almost always, it is fixable — and renovation costs a fraction of a new build. The condition is that the repair must fix causes, not symptoms. In Medan’s climate, with 80 percent humidity waiting on the other side of every wall, a sauna that failed once will fail again unless the reason it failed is corrected. That is the difference between our renovations and a fresh coat of varnish.
We repair and renovate saunas across Greater Medan and, on a weekly schedule, up in Berastagi — our own builds and, more often, other people’s. Here is what we find, what we do about it, and what it costs.
The failures we see most often
A dead or dying heater. Elements burn out, controllers fail, stones crumble. Serviceable brands get repaired; anonymous units without spare parts get replaced with imported ones that have them.
The damp smell and the black corner. The signature of a sauna built without an aluminium-foil vapour barrier, without an air gap behind the lining, without real ventilation. Moisture soaked into the structure and stayed. In this climate that neglect turns to visible rot within 2–3 years of the original build.
Benches that burn or splinter. Grey, cracked benches are age; benches too hot to sit on are a material error — dense local hardwoods like ulin or bengkirai used inside the hot room, where they store heat ferociously. They belong on outdoor decking. We rebuild seating in aspen or abachi, which stay comfortable at full temperature.
Wiring that should frighten you. Ordinary PVC-insulated cable inside the hot zone is a genuine fire risk. Sauna circuits need heat-resistant SiHF cable on a dedicated breaker with an ELCB — we find violations of all three in most amateur builds.
Doors and glass. Ordinary glass where 8 mm tempered safety glass should be, sagging hinges, gaps that bleed heat.
Steam rooms with weak steam. Cracked grout, pooling water, a generator past its best — steam rooms age in their own way, and their repairs cross into steam room construction territory: membranes and slopes first, tile second.
What sauna repair in Medan usually involves
Every renovation starts with a free survey and an honest diagnosis. We heat what still heats, open the electrical panel, and — with your permission — remove a section of lining, because the truth about a sauna lives behind its walls. Then the scope sorts itself into three tiers.
A light refresh keeps the structure: new benches, a new door, lighting, stone replacement, deep cleaning and re-treatment of the timber. A corrective rebuild goes deeper: strip the lining, dry and treat the frame, then rebuild the wall correctly — foil vapour barrier, air gap, fresh western red cedar, spruce or thermowood lining, and ventilation that finally works. An equipment renovation replaces the heater or generator and brings the wiring up to the standard it should have had on day one. Most real projects combine tiers, and every one of them ends the same way: a test firing with you present, because a repaired sauna is proven hot, not promised.
Sauna heater replacement done properly
Sauna heater replacement is the single most requested repair, and it is more than swapping a box. We size the new unit to the actual room volume — an undersized heater never reaches temperature and works itself to death trying. We fit imported Harvia, Sawo or Tylo units, with 1–2 year factory warranties and spare parts that exist in this country; delivery from the Jakarta and Surabaya warehouses takes 1–2 weeks. The circuit is inspected and, where needed, rebuilt in SiHF cable with a dedicated breaker and ELCB. And if you are stepping up to a more powerful 6–9 kW heater, we check your PLN capacity first — many older Medan houses run on 2,200–5,500 VA and need an upgrade to 7,700–11,000 VA before the new heater can breathe; we prepare the paperwork with you. Renovate or rebuild: an honest rule
Our rule of thumb is simple. If the frame is sound and the problems live in the surfaces and the equipment — renovate; IDR 15–50 juta buys the room back years of life. If moisture has reached deep into the structure on every side, or the room was fundamentally wrong from the start — too cramped, no ventilation path, no drainage where drainage was needed — then pouring renovation money in is false economy, and a new home sauna built correctly will cost less over the next decade. Sometimes the answer is a format change entirely: owners who never loved dry heat convert toward steam instead. Where we repair saunas
Renovation work clusters where saunas have simply existed the longest. Medan Baru — our base — is the heart of it: the big houses on the old colonial-era plots have been renovated more than once, and their saunas show every era of workmanship. The clusters of Medan Johor bring us family saunas and outdoor builds whose canopies lost an argument with the September–December rains. Polonia’s modern homes mostly need equipment-level work.
